Drywall, paint and finish work in Wasatch County

We take work in Wasatch County year round. Mountain homes ask more of a finish crew — taller walls, more square footage of ceiling, and weather that decides when exterior work happens. We will tell you at the walkthrough what the season does to your schedule rather than after you have signed.

What we know about working here

  • About an hour out, and we travel up to two hours from Utah County for the right job
  • Drywall, interior paint, baseboard and trim, stucco and concrete flatwork
  • Stucco and concrete get booked around the weather, not around the calendar

In Wasatch County

What we do here.

The same five trades, run by the same crew, on the same schedule we would give anyone else.

Interior painting

Straight cut lines, two coats, and your house put back together before we leave. The prep is most of the job.

Stucco

Patch, re-coat, or the full three-coat system. Color and texture matched so a repair does not read as a repair from the street.

Concrete flatwork

Driveways, patios, walkways and slabs. Prepared base, proper joints, and a finish that is not slick when it rains.

Wasatch County questions

What homeowners here ask first.

What does drywall or interior paint cost in Payson?

More than a phone estimate and less than the one you were quoted after somebody guessed. The honest answer is that nobody can price your walls without standing in front of them: square footage sets the floor, and what is hiding under the last coat sets the rest. So we walk the job, measure it, and give you a fixed price in writing before anything starts. That number is the number — it does not move unless you change the scope, and if we find something behind a wall you hear about it before we touch it.

How long will the work take?

You get a start date and a finish date in writing, on the same page as the price, before anything is torn out or masked off. What sets those dates is mostly drying rather than crew hours — mud between coats on drywall, paint between coats, concrete before it carries weight — which is why pushing a schedule is how you end up with cracked seams and corner breaks a year later. We will tell you at the walkthrough what your job actually needs, and then we hold the date we gave you.

Do you do all of it, or do I have to hire three people?

All of it. Drywall, texture, paint and trim are one crew and one schedule here, which is the whole point — nobody blames the taper for the paint job or the painter for the seams. If your job only needs one of those trades, that is fine too. We are not going to talk you into work you did not ask for.

Can we live in the house while you work?

Yes, and nearly everybody does. Drywall sanding is the dusty part, so that area gets sealed with plastic and zip doors and sanded with a vacuum sander. Paint is low odor and done a room or two at a time, so you always have somewhere to be. The site gets swept before we leave every day.

Are you licensed and insured?

Yes. Lion's Arrow Construction, LLC holds Utah DOPL contractor license 13541077-5501 and carries liability cover on every job. Ask any contractor for the license number before you let them start, and then actually look it up on the DOPL register — it takes two minutes and it is the cheapest protection you will ever buy.

How does the payment schedule work?

A deposit covers the material we order up front and holds your spot on the calendar. After that you pay against progress at agreed stages, never ahead of work that has not happened. The amounts and the stages are written into the quote before you sign, so there is never a payment you did not see coming. The last one is due after the walkthrough and after the punch list is finished, not before.
